Word to the wise, never become roommates with a girl you’ve been pining over for the better part of a year.

You’re probably wondering why I would do such a thing? Well, I didn’t.

It was my teammates.

The moment they found out Blakely White was single, they took it upon themselves to play cupid and instruct me on how I should win her over.

Don’t wear a shirt around her.
Make her dinner.
Lightly touch her shoulder when you say goodbye.

I’m so flustered, so overwhelmed, so madly in love with this woman who barely notices me, that I lose control of the situation and make one huge mistake: I offer to be her fake date for a wedding so she can make her ex jealous.

That means, for one whole night I get a free pass with her. I get to hold her, dance with her, kiss her…stare at her from across the room like she’s my entire world because she has been for months now.

But when the night comes to an end, I’m faced with two options: bring her back to my bedroom and show her how I really feel, or let her walk away, succumbing to the fact that I very well might not be her type.

EXCERPT:

When I see the office door is open, I steel my nerves and knock on the wood while poking my head in.

She’s sitting at her desk, staring into space so my knock startles her. “Oh, Halsey,” she says, making eye contact. “What are you doing here?”

I step into her office. “Uh, I thought you might need a new phone.” I walk up to her desk and place it on the glass surface.

“Seriously?” she asks, looking stunned. “You got me a phone?”

I pull on the back of my neck while holding the donuts, starting to feel even more foolish from her reaction. “Well, I assumed you might need one for the game tonight and everything. You just need to insert your SIM card. I didn’t know what case you’d like so I just grabbed this,” I say while pulling a purple case from my back pocket. “Apparently it doesn’t slip from hands easily. And there’s a screen protector already installed on it as well. The purple is for the Agitators, but feel free to change it.”

She stares at the phone and the case for a few seconds before looking up at me.

“If you don’t like it or if it’s wrong, I can take it back. I have time, so I can make the trip.”

She shakes her head. “No, sorry, I love it, I’m just . . . stunned, is all. This was so nice of you. Thank you, Halsey.”

“Oh sure.” I set the donuts down as well. “And these are because you said you needed a donut. Not sure if you were able to pick one up or not.”

She offers me that beautiful smile, which makes me so goddamn weak that I grip the chair in front of me so I don’t make a fool of myself.

“I wasn’t able to grab a donut, so you just made my day.”

“Well, I felt bad, so . . . hope your day goes better.”

She stands from her desk and rounds it, coming right up to me. Unsure what she’s about to do, I just stare at her as she loops her arms around me and pulls me into a hug.

A warm, genuine hug.

I’m quite stiff at first, but after one second of feeling her around me, my arms immediately circle her, and my head leans in, taking in the sweet scent of her shampoo—it’s like a field of flowers.

“Thank you so much, Halsey. I appreciate it.”

“Oh, you’re welcome,” I say as she pulls away. My fingers drag along her slender back before I let go.

Those beautiful eyes stare up at me as she says, “It’s been an insane day, and I’m not sure I even apologized for flashing you. Did I? I blacked out. I know I spoke of a loincloth. Honestly, it wasn’t my best moment.” She flips open the donut box and pulls one out. She then takes a giant bite before letting her head fall back while she moans in delight.

Oh man, I’m a goner . . .

Rule number one for having a one-night stand: Don’t fall for the girl.

After a lengthy dating slump, I finally met someone who sparked my interest.

Well, first the sparks flew when we argued. Later in the evening those sparks ignited into something more.

I was drawn to Devyn, in a way I hadn’t felt in a really long time.

Needless to say, I was disappointed when she abruptly left after our amazing night together.

I couldn’t stop thinking about her. But she hadn’t even given me her number.

In a city with eight-million people, I figured I’d never see Devyn again.

So imagine my surprise when I knocked on the door of an apartment in the building I lived in, and none other than my one-night stand stood on the other side.

If I thought Devyn didn’t want anything to do with me before, that was nothing compared to how she felt after finding out I was the landlord and she was about to be evicted…

And that was just the first surprise that would rock my world when it came to the mystery woman in apartment 410.

REVIEW:

The Rules of Dating My One-Night Stand is the third book in The Law of Opposites Attract series from romance writing duo, Penelope Ward and Vi Keeland. A scorching-hot and emotionally charged contemporary romance, it hits all the right notes for fans of the opposites-attract trope. I’m a huge fan of both authors individually, and I think that Keeland and Ward are perhaps the most prolific pairing of our time in the romantic fiction genre. There is something inherently special about Ward and Keeland’s collaborative writing. The seamlessness of their writing and their effortless way they blend steamy romance with genuine emotion and humor consistently comes together into these wonderfully unputdownable reading experiences for their readers.

Unsurprisingly, Ward and Keeland have, once again, made magic on the pages of The Rules of Dating My One-Night Stand by delivering on the steamy promise of its premise while weaving an addictive tale of love and self-discovery. Built on the opposites-attract dynamic, the evolution of Owen and Devyn’s relationship is both entertaining and heartwarming. The chemistry crackled between them from the moment their eyes met across the bar, leading them to share an unexpected, but undeniably explosive, night together. The problem was that Owen woke up wanting more, but Devyn was gone. Neither expected to see the other again, so it was a surprise when she opened the door to find him standing there just a few days later. Devyn’s personal history has left her a bit commitment-phobic, but Owen is determined to win her over, despite the complications of her life. The twists and turns in their path only made their journey towards love all the more satisfying.

The Rules of Dating My One-Night Stand was an engaging and entertaining love story full of electric energy and heart-string-pulling emotion. Ward and Keeland’s writing was sharp, witty and emotionally evocative, making this an intensely passionate yet playful page-turner. I swooned, I smiled and my heart soared as I devoured this book, and I’m on the edge of my seat in anticipation for whatever is next from this pair. Five smooches from me for The Rules of Dating My One-Night Stand by Penelope Ward and Vi Keeland!

EXCERPT:

“Can I ask you something?”

“What?”

“Were you jealous that I was out with another woman?”

Devyn looked away. “No.”

My lip twitched. “No, huh?”

“I wasn’t jealous.”

It was difficult to keep a straight face, because she was so clearly full of sh$t. But…if she wasn’t jealous, a few details wouldn’t bother her, right?

I sipped my wine and watched Devyn’s face. “Tarryn asked if I wanted to take her back to my place.”

Her eyes narrowed. “That’s nice.”

“We’ve had sex before. So I don’t think she wanted to sit on the couch and watch TV.”

Devyn’s face flushed red.

I couldn’t help myself. I wanted to see her get pissed—admit she was damn jealous.

“Yeah, that Tarryn’s a real wild woman in bed. Last time she visited, we broke a lamp. Knocked it right off the end table from the bed bouncing around so much.”

I watched the muscle flex in her cheek, the same cheek that was turning a lovely shade of crimson. Yet she still wouldn’t look at me.

“Devyn?”

Her lips pursed as she stared straight ahead.

“Devyn?” I said louder.

“What?”

“Look at me.”

Her head whipped to face me, and she stared with daggers in her eyes.

I smiled. “It wouldn’t bother you if I…fu¢ked Tarryn?”

That did it.

She broke.

But she didn’t yell at me like I expected.

Not at all.

Instead, she smashed her lips against mine.

It caught me so off guard that I took a few seconds to catch up. By the time I did, Devyn was hoisting herself over, climbing me like a freaking tree.

Fu¢k yeah.

This.

This was the chemistry we’d had from the very start.

I grabbed her a$s with one hand, lifting her higher, and guided her legs around my waist, so lost in the moment that nothing existed in the world except this kiss.

Which was probably why I didn’t hear the door open…

Ellie

Being a single mom is the most challenging, yet rewarding job I’ve ever had. Especially in a small town, where everyone knows your story, or at least their version of it.

They say it takes a village, and they’re right. I’ve been lucky to have close friends to help me raise my son, Brody. One particular friend stands out above the rest. TD stepped up in a big way, teaching my son everything a father should. That’s why his friendship means so much to me. Brody and I both rely on his friendship. Any feelings I have for my sexy friend must stay buried. It’s safer that way.

Turns out, it’s much harder to do when he decides he’s done being just my friend. He wants more.

TD

There’s nothing worse than being in lust with one of your friends. For years, I’ve been fighting my attraction to Ellie and keeping it a secret. I thought I was doing what was best for all of us.

Between working as the local police officer and coaching high school football, I’m left with very little downtime, but what I do have is spent with Ellie and her son. When I find out the seventeen-year-old boy might be working to get this football coach and his mom together, all bets are off. With Brody on my side, I’m willing to take the chance and blur the lines between friends and lovers.

I have to make her see we can have it all. Despite her reservations, I’ll show her love is worth the risk.

COVER REVEAL: What Happens At The Lake by Vi Keeland

WHAT HAPPENS AT THE LAKE, a new grumpy-sunshine contemporary romance from #1 New York Times Bestselling Author, Vi Keeland, is coming January 15th! Check out this cover!

When life took an unexpected turn, I decided to get out of New York for a while. What better place to go than the idyllic small town my father spoke about so fondly when I was growing up? Laurel Lake held the title America’s Friendliest Town for seventeen years running, and friendly was just what I needed right now.

Unfortunately, friendly wasn’t the welcome I got when I arrived.

Instead, I got Fox Cassidy. My tall, dark, and burly neighbor, who grunted at me instead of saying hello.

Okay, so I might’ve had his mailbox in my hands the first time we met. And it might’ve been a little crushed after removing it from under my tire. And I might’ve needed his help breaking into the place I was staying in after the key broke off in the lock. But still…he didn’t have to be so grumpy.

As time went on though, I started to notice things about Fox other than his glares. Like how he watched me when he thought I wasn’t looking, or how fire ignited in his eyes whenever we bickered. Though I was in Laurel Lake to escape my problems, not create new ones. And getting involved with a man like Fox screamed trouble, even if he was gorgeous and unlike any man I’d ever met.

But alas, problem seemed to be my middle name this year. So why not have some fun while I was here for the summer? It seemed like a good plan. At least until it was time to go home…

They say what happens at the lake, stays at the lake. But it’s not so easy to walk away when what stays behind…is your heart.

EXCERPT:

“Are you religious?” I ask. A small hesitation, and for a second I’m worried she’ll hit me with the news that her parents—whom I am yet to meet—are church goers.

“No,” she eventually says.

“Me neither.” That’s helpful. The churches seem to be the busiest, and I doubt I’d be accepted into the house of God anyway. “Do you have any preference on dates?

What for?”

Her obvious confusion pulls me away from a viable option—a country club on the outskirts of Kent. “Is there any particular date you would like to become Mrs. Ava Ward?” God, that sounds amazing.

Recognition dawns on her, and we’re quickly both on the same page. “I don’t know, next year, the year after?” She plucks some bread out of the toaster, happily slapping some butter on, and I stare at her, alarmed, oblivious to the jar slipping out of my hand. It hits the marble with a clang, getting Ava’s attention and knocking me from my inertness.

“Next year?” I splutter.

“Okay, the year after.” Sinking her teeth into her toast, she smiles. She fucking smiles like waiting two years to get married is something to celebrate.

“The year after?” she adds tentatively.

“We get married next month.” And that’s going to be a painful wait. “Next fucking year,” I say in disbelief, getting more peanut butter. Apparently, we’re not on the same page. Not even the same book. Hell, she’s in a completely different genre to me.

“Jesse, I can’t marry you next month,” Ava says, laughing.

“Yes, you can and you will,” I grunt when the lovely country club just outside Kent shows there’s nothing available for the next eighteen months. This is ridiculous. Why the hell would anyone wait so long to tie the knot? So much can happen in that time. For example, one person could change their mind.

“No, I can’t.” Ava’s still laughing. Like . . . this is funny?

I put my jar down with a heavier hand than intended, and Ava jumps. She can’t? No, she won’t, and that’s different territory. “Excuse me?”

“Jesse,” she says, exhaling, and I can see she’s falling into a pacifying state. “My parents don’t even really know about you. You can’t expect me to call them up and break this sort of news down the phone.”

Fuck it all. The parents. If John was here, he’d smash my head onto the counter. I’m tempted to do it myself. “We’ll go and see them. I’m not pussyfooting around, Ava.” God, listen to me. Yes, I am hearing myself. No, I can’t help it.

I stare at her, as she stares at me. I hate that she’s so worried about me meeting her parents. What the hell does she think I’ll do? Bang my fists on my chest, toss her onto my shoulder, and steal her away from them? I’m a rational man. I would never come between Ava and her parents.

“You’re being unreasonable.” She looks at me with too much disdain for my liking, nibbling at her toast.

“Do you love me?” I ask.

“Don’t ask stupid questions.”

“Good.” So let’s get on with this. “I love you too. We get married next month.”

Her toast hits her plate, her eyes closing briefly to gather herself. She’s digging her heels in, and that’s not what I need right now. I need acquiescence. “Jesse, I’m not marrying you next month.” She takes her plate to the bin and drops the rest of her toast in there. I can see what’s coming a mile off. She’s going to walk away.

“Come here,” I say, feeling my heartbeats quickening. It’s unstoppable. Annoying. Almost like an alarm bell that’s goes off inside me to warn me shit’s about to go down, or, in other words, Ava is leaving.

“No,” she says simply, facing me, her determination worrying. So perhaps I need to fuck some sense into her. Convince her in a way we both love. “And you are not going to be fucking an agreement out of me,” she fires, reading my mind, making me recoil. “Forget it.”

“Watch your fucking mouth, Ava,” I grumble, going for the jugular. It’s not failed me yet. “Three.”

Poor thing, her eyes nearly pop out of her head. Why’s she so stunned? This is what we do. Spar with words. Then with bodies. Ava says no to something she wants, and I convince her I’m right and she’s wrong. “Oh no.” She laughs. “Don’t even think about it.”

Too late. I’ve thought about it, and it’s happening. “Two.”

“No,” she warns.

I smile to myself as she scans the space, searching for an escape. I get up and brush off my hands, getting ready to catch her. The countdown. Best invention ever. It takes a heated discussion to heat of another kind. It’s our way of resolving our differences. And best of all, I always come out on top. Literally. “One.”

“Jesse, you can fuck right off!” She flinches herself this time, a sign that even she hates her swearing. And another clue, if ever I needed one, and I don’t, that she’s in it to wind me the hell up.

“Mouth,” I yell, not wasting anymore time. “Zero, baby.”

With This Woman, however, is so much more than just a simple retelling of Jesse Ward and Ava O’Shea’s epic love story. At its core, this love story is a rollercoaster of emotions. The depth of feeling between Jesse and Ava is palpable and crackling with electricity, and it is impossible not to be swept away by their journey. Malpas’s skill in crafting complex characters and intense, sizzling chemistry is evident on every page, and her writing is sensual and evocative, immersing readers in Jesse and Ava’s world, their desire and their love story.

Malpas delivered an intensely sexy and profoundly emotional story in With This Woman. If you read Beneath This Man, you may think you know Jesse and Ava’s story, but I’m here to tell you that you’d be wrong. While I don’t want to give a single delicious detail away, I will tell you that this trip through the gates of The Manor was an entirely different experience. The characters’ connection is electric, and their emotional struggles are portrayed with authenticity and depth. Malpas skillfully wields her prose as she explores the complexities of Ava and Jesse’s relationship and their love in a way that will make you feel every moment of their journey. A love story that’s as deeply moving as it is scorching hot, With This Woman was a soul-touching, passion-igniting, emotionally-intense reading experience. Five smooches from me for With This Woman from Jodi Ellen Malpas!

He just might be too good to be true…

Heiress Daphne Ryan is uncertain about spending a week at the sprawling country estate of the family of her sister’s boyfriend. For starters, she doesn’t get along with her sister. Then there’s the fact his family is old, wealthy aristocracy, and Daphne’s from brash, new American money.

Mostly, it’s that everyone knows Duncroft House is haunted by the ghost of a 1920s film star who died there. Deemed an accident, for nearly a century, people are sure it was murder.

Daphne doesn’t like scary things, say…haunted houses. She likes it less when strange things start happening to her when she arrives.

But she finds she has a surprising ally.

Ian Alcott, the heir to the earldom, is rich, gorgeous and just as concerned about the frightening things that keep befalling Daphne at his ancestral family home. As he moves to protect her, Daphne finds he’s also funny, kind and sexy as hell.

Indeed, he just might be too good to be true.

EXCERPT:

We all fell into uncomfortable silence as we sipped our soup.

It was a heavy, but delicious cream of brie.

I was on spoonful number three when a deep, droll, silky voice noted, “It seems the family text string has failed us yet again.”

I had my spoon over my bowl and my eyes on the double doors that led into the Turquoise Room as Ian Alcott sauntered in.

Well, hell.

He wasn’t just dark to Daniel’s light.

He was two inches taller than Daniel at least. He was broader. He had the thighs of a rugby player. And if the Alcott blue eyes were startling with Daniel’s fair coloring, they were disconcerting with Ian’s dark.

Striking blue, the deep color of the Mediterranean.

I tore my gaze from him to see Portia’s face pinched in a way reminiscent of when she was studying for an exam she should have started studying for days earlier, and Daniel’s face was creeping with red, because his cover had just been blown.

Handsome, magnanimous younger brother was out the window.

He was the spare.

The real deal had just strolled into the joint, and damn, but if Ian Alcott didn’t make that brutally clear.

I’d seen pictures of him too, and his good looks were not lost on me.

However, the man in the flesh was so much better, I was suddenly finding it hard to breathe.

He was magnetic.

And he knew it.

“And the family expands,” he drawled, those preposterously beautiful, blue eyes pinning me to my seat. He stopped at my side. “I take it you’re Daphne.”

I put my spoon down and offered him my hand. “I am.”

He didn’t take my hand at first, not out of rudeness, he was caught up in the perusal of my cleavage.

And that was rude.

There was a slight smirk on his full lips when his fingers finally closed warm and tight around mine.

He also, I didn’t fail to note, had big hands, and he might have been born with a silver spoon in his mouth, but somewhere along the line, he’d earned callouses on his fingers.

“Pleasure,” he murmured, the word roaming my skin like a physical touch.

I pulled my hand from his and replied in a way it couldn’t be mistaken I didn’t mean, “Mutual, I’m sure.”

The smirk turned into a sexy sneer.

While I dealt with that, he looked beyond me.
